MICHAEL STRONGER, Senior VP Retail and Investment with Shindico Realty, talked
                                       with BOMA about the retail industry in Winnipeg.  One of Shindico’s top producers, Michael
                                       also served as a panelist at BOMA’s 2017 State of the Industry Luncheon last November.




                        What were some of the noteworthy deals done in retail in 2017?




            MS: While there were fewer major transactions in 2017 compared with previous years, those that did occur were extremely noteworthy.

            •  The opening of the 400,000 sq. ft. Outlet Collection Winnipeg, anchored by Saks off Fifth, Winners, Forever 21, Nike
              and DSW was without question the standout retail event of 2017. The first new enclosed mall in a generation, it opened to
              large line-ups and a lot of excitement, further solidifying the Linden Ridge area as a regional shopping destination.

            •  Lowe’s commenced construction on a 95,000 sq. ft. store at Linden Ridge Shopping Centre. This is their first Lowe’s
              branded location in Manitoba.

            •  Leases were finalized with Winners, HomeSense, and 24-7 Intouch Contact Centers for the majority of the former Target
              building on St. James St. in the Polo Park area. The 24-7 Intouch deal is emblematic of the growing trend towards mixed-use
              applications and the adaptive reuse of purpose built “box” retail properties.

            •  Construction commenced on a new 35,000 sq. ft. Peavey Mart at Fort Richmond Plaza, in half of a former Zellers. This store,
              which has since opened, is Peavey’s second Winnipeg location.

            Winnipeg also continued to attract new restaurant chains including La Carnita, Rockwood Urban Grill, Jollibee, IHOP, Good Earth
            Coffee, and Mr. Mike’s Steakhouse (now under construction on McGillivray Blvd in front of Canadian Tire).  And well established
            brands such as Boston Pizza and Starbucks opened new locations as well.

            Meanwhile, taking advantage of new legislation, the wave of brewpub openings continued, including Brazen Hall, Trans
            Canada Brewing, One Great City and Stone Angel Brewing. Each of these businesses made significant investments in
