Congratulations to the 2026 Awards of Excellence winners!
BOMA Manitoba recognized a number of member firms at its annual Awards of Excellence Luncheon, held June 17, 2026. The luncheon took place at the Metropolitan Entertainment Centre and was hosted by local comedian Matt Falk.
Awards were presented to acknowledge outstanding customer service, environmental stewardship, and excellence in building management. BOMA Manitoba’s Earth, Pinnacle and TOBY award winners will also have the opportunity to enter BOMA Canada’s national awards competition, which will be held in Ottawa this September.
The Outstanding Building of the Year (TOBY) Award
TOBY Award – Industrial
Now in its 40th year as part of BOMA Canada’s Awards Program, The Outstanding Building of the Year (TOBY) Award competition is the most comprehensive program of its kind in the commercial real estate industry. TOBY nominees are judged on several categories, including building operations and management, sustainability and wellness, staff training and education, security, tenant relations and community involvement.
Buildings must hold a current BOMA BEST® certification and a BOMA 360 designation.

St. James Business Centre is the 2026 BOMA Manitoba TOBY Award winner – Industrial category. A multi-tenant business park located on Notre Dame Avenue in Winnipeg, SJBC is managed by QuadReal Property Group and owned by bcIMC Realty Corporation.
The business park spans four buildings totaling 455,40 sq. ft. SJBC’s BOMA BEST® and BOMA 360 designations reflect QuadReal’s commitment to industry best practices on the site. QuadReal has incorporated multiple sustainability initiatives at the site, boasts high levels of tenant satisfaction, and is proud of the organization’s community involvement, including a community garden, annual food drive, tree planting initiatives, ‘Meet the Bees’ workshops, and ongoing participation in spring clean-ups and Habitat for Humanity Buildings.
2026 Earth Award
The Earth Awards are based on the highest scoring Manitoba BOMA BEST® buildings in their respective categories.
Earth Award – Office Building
Recognizing excellence in sustainable building operations, this distinction is presented to the highest-scoring BOMA BEST® certified office property in Manitoba over the previous 12 months. The award highlights leadership in energy and water conservation, waste management, indoor air quality, and stakeholder engagement.

330 St. Mary Avenue, a 12-storey, Class ‘B’ office building in downtown Winnipeg, achieved a 23% reduction in greenhouse gas emissions and has undertaken several major retrofits over the years, including a replacement of the building curtain wall, LED lighting upgrades and cooling tower replacement. The Colliers team also actively encourages tenant engagement and has launched an innovative e-waste drive.

The Pinnacle Awards recognize companies that represent a standard of excellence to which all BOMA member firms and their employees should aspire.
The Innovation award recognizes either a uniquely beneficial program or a better way to solve specific customer needs in commercial real estate.
The Pinnacle Award for Customer Service recognizes companies that are committed to exceptional customer service.
Pinnacle Award – Customer Service

Bison Janitorial Services Ltd. captured the 2026 BOMA Pinnacle Award for Customer Service. The company’s service philosophy is centered on building long-term partnerships through consistent performance and a deep understanding of the CRE environment.
Bison’s strong client retention record, and commitment to both ongoing training and staff recognition, were key considerations during the judging process.
Pinnacle Award – Innovation

Harvard Developments is the 2026 BOMA Manitoba Pinnacle Award recipient in the Innovation category. Harvard introduced ‘The HIVE by Harvard’ app at 201 Portage as a new way to connect with tenants and streamline day-to-day building communication.
The HIVE is a mobile-first platform – with desktop access – that centralizes everything tenants need in one convenient location, from building updates and maintenance notices to events, promotions and amenity bookings.

Tenant Improvement Award – Renovation
The Tenant Improvement Awards celebrate excellence in tenant fit-ups and renovations that enhance the functionality, design, and value of commercial properties. Projects are judged on cost-effectiveness, design quality, use of building elements, and tenant satisfaction.

Manitoba Hydro Place Café 360
Submitted by: LM Architectural Group / Environmental Space Planning
LM-ESP earned top honours for their impressive renovation project at Manitoba Hydro Place. Café 360 is a public, multi-vendor food hall that merged three food service providers into one cohesive culinary environment. The final design draws from Manitoba’s landscape, featuring an overhead acoustic grid and living moss wall that both controls sound and adds playfulness, texture and visual interest.

Acknowledging superior tenant improvement work, this designation is given to a project involving new tenants in a commercial building. Judged on design quality, functionality, cost effectiveness, and tenant satisfaction, it showcases projects that create vibrant, efficient, and welcoming new work environments

Mount Carmel Clinic – Safe House and Wiisocotatiwin Assertive Community Treatment (ACT) programs
Submitted by: Bird Construction Group
Bird Construction Group’s award-winning project for Mount Carmel Clinic created new homes the Clinic’s Sage House and ACT programs. The Number TEN Architectural Group design concept was to create a welcoming, safe environment for participants and staff. Measuring 10,058 sq. ft., the finished project boasts a combination of masonry and glazing to bring in an abundance of natural light, as well as meticulous landscaping and culturally relevant canopies installed at each entry.

Projects with considerably larger sq. footage, budgets – or a combination of both of those factors – are considered in the Tenant Improvement ‘Major Project’ category.

RRC Polytech – Interdisciplinary Health and Community Services Simulation Centre
Submitted by: Stantec
RRC Polytech’s new state-of-the-art Simulation Centre was built to support increased nursing enrollment, integrate clinical simulation and paramedicine training, and provide flexible debrief environments. The award-winning Stantec design re-organized the existing 20,530 sq. ft. space into three clear zones, and introduced new linear lighting, reconfigured ceilings connected with dense AV and simulation systems, updated mechanical, new finishes, and floor-to-ceiling glazing at key corridors.
2026 Emerging Leaders Award
BOMA’s Emerging Leader Award recognizes individuals in the commercial real estate industry who have demonstrated excellence, inspired their team members and are well on their way to becoming the next leaders in the profession.

Elie Feierstein, Development Analyst for Shindico Realty Inc., was noted for his professionalism and work ethic, and his ability to move seamlessly between the field and the office. He has earned the trust and respect of his colleagues by letting his work speak for itself and maintaining a humble attitude.

Stevie Ray Stewart, Operations Manager for BGO Richardson Centre, was recognized for his commitment to technical excellence, attention to detail, and consistently exceeding the standards expected in a Class ‘A’ facility. He was also noted for his professionalism, strong communication skills and leadership.
